About me

I'm Ana, and you deal with me from start to finish

I manage mortgages at MaxFinance Passion and insurance at SABSEG. I work with people buying a home, people who already have a mortgage and want to pay less, and people who need to merge several loans into one payment.

What that means in practice: I put the file together, submit it to several banks, compare the answers and explain every figure before you sign. I handle the insurance too, which is usually where there's most money to save without losing cover.

If the numbers don't work, I'll tell you. I'd rather lose a case than put someone into a payment they can't carry.

Insurance

Insurance is not an add-on to the loan

The bank requires life and home cover, but the insurer is your choice. This is where the quickest saving usually shows up, without losing cover.

Life

What the bank requires, quoted on the market. For couples, how the capital is split between the two lives changes the premium a lot.

Home

Covers the property and its contents. The sum insured is worth checking: get it wrong and you either overpay or end up underinsured.

Health

Appointments, tests and hospital stays without the waiting list. I compare cover, waiting periods and what is excluded.

Motor and other

Motor, liability, personal accident. If you already have cover, I review the policies and tell you if you are overpaying.

Many banks lower the spread if the insurance stays with them. The maths has to be done both ways, and that is what I do.

What you will need to gather

The list changes with each case, but it is almost always this. If you are unsure about a document, send me a photo and I will tell you if it works.

Who you are

  • ID card or passport, and tax number
  • Proof of address
  • IBAN of the account your salary goes into

What you earn

  • Payslips for the last three months
  • Employer's letter stating contract type and length of service
  • Latest tax return and assessment note
  • Three months of bank statements
  • If self-employed: invoices, IES and proof of activity

What you owe, and the property

  • Banco de Portugal credit liabilities report
  • Contracts for the loans you already have
  • Property tax record and land registry certificate
  • Promissory contract, occupancy licence and energy certificate

You do not need all of it to call me. With your payslips and the Banco de Portugal liabilities report I can already tell you what is possible.

What does your service cost?

Nothing. I'm paid by the institution the case closes with, and the amount is disclosed before you sign. I charge the client nothing at any stage.

Which documents do I need?

For an initial assessment: the last three payslips, your latest tax return with the assessment note, three months of bank statements, and your Banco de Portugal credit report. If you're self-employed it differs slightly. I'll give you the exact list for your case on the first call.

How long does a mortgage take?

From submitting the file to approval, roughly two to three weeks if the paperwork is complete. Then comes the property valuation and scheduling the deed. On average, a month and a half to two months from start to finish.

Do banks finance the whole property?

On a permanent own home, Banco de Portugal recommends a maximum of 90% of the valuation or purchase price, whichever is lower. In practice you need the 10% down payment plus taxes, the deed and registration. The calculator shows that total.

Is it worth moving my mortgage to another bank?

It depends on the spread you have today and how long is left to pay. Switching has costs, mainly the early repayment fee and the new valuation. The calculator tells you how many months it takes to earn that back. If it's under two or three years, it's usually worth it.

Do I have to take the insurance from the bank giving me the mortgage?

No. The bank requires life and home cover to exist, but you choose the insurer. Many banks offer a lower spread if you take their policies, so the maths has to be done both ways. That's one of the things I compare.

I live or work outside Portugal. Can I get a mortgage?

Yes, several banks lend to non-residents and to Portuguese living abroad, on different terms from a resident's, usually with a larger down payment. I handle cases like this. Tell me the country and your employment situation and I'll tell you where there's appetite.

What is IMT Jovem?

It's the exemption from transfer tax and stamp duty on a first permanent own home for buyers aged 35 or under, up to a purchase price of 330,539 euros in 2026. Above that the relief is partial. There's a checkbox in the calculator to see the difference.
